Commercial vs. Residential Realtors

I read an interesting article recently from a Commercial Realtor's Assocation magazine I subscribe to.
It outlined many of the differences between a residential and commercial real estate professional and had many good points. Perhaps the main theme throughout the whole article was that if an agent is trying to 'specialize' in both residential and commercial transactions, he or she is not 'specializing' at all.
I would say that in my 10 years in the real estate business, I have worked with many great real estate professionals, but when I look back at the buyer's agents who brought us deals, it is only the commercial REALTORS that were very successful because their knowledge and expertise added value to the transaction.
An analogy that I use is that selling houses and retail space is similar to the difference between selling minivans and gravel trucks.
Sure, both have a gas pedal, stereo, steering wheel, windshield..... But they both perform different functions, are governed by different laws, have different tax breaks, have unique options available, etc. Only an experienced professional trained and seasoned, can be of value when assisting you with your respective purchase.
I'm not suggesting you don't bring your minivan salesman along for the test drive, but just make sure he isn't preventing you from negotiating a better deal, because of his lack of knowledge. Also, don't be surprised if he gets paid $10,000 as your representative for a 1 hour gravel truck ride.
